When you ask Henlopen Homes to price a home for you, unless we discuss other specifications, this is what our quotes normally include(in addition to the Beracah Standard Specifications).
At Henlopen Homes we pride ourselves on our reputation for being up-front and straight forward about the costs associated with building your new home. We've tried to include all the little extras in our quotes that end up putting you off budget later. - Building permit / plan review (Sussex County, DE)
- Five course cement block conditioned crawl space (stucco foundation)
- Home placement survey
- Electric hook-up (see below for customer responsibilities)
- Plumbing hook-up includes 2 outside spigots

Customer's Responsibilities
While the following Items aren't usually included in quotes, we can make some of these arrangements for you at additional costs. Ask us about these items.
- Electric application and fees for service
- Electricity delivered to home (meter pan)
- Water and Sewer impact feesand connection fee to the crawl space of home
- Septic design and permit fees (if well and / or septic is not purchased through Henlopen Homes then customer is responsible for water and waste connections to terminate within the crawl space of the home.
- If applicable; State of Delaware - Division of Revenue 1% and Sussex County 1.5% Realty Transfer Tax Declaration for building permit. (only if homeowner has not owned property for 1 year)
- Lot clearing or preparation for delivery of home
- Additional permit fees for towns, etc
- Delaware Department of Transportation entrance permit
